Booking, payment & cancellations
How do I book Mulberry Pines?
The best way is booking direct through our local property manager, Art Coast Properties — same calendar as the platforms, no platform service fees, and a real team a phone call away. You can also book through Airbnb or VRBO. All three options are on the Book Now page.
What if I need to cancel?
Cancellation terms are set by Art Coast Properties and shown at booking: cancellations more than 30 days before arrival incur a processing fee ($149 or 3.9% of the reservation, whichever is greater); 14–30 days out forfeits 50% of the reservation plus the fee; within 14 days is non-refundable. We recommend travel insurance for peace of mind — full details are on Art Coast's listing.
Do I need to sign a rental agreement?
If you book direct, yes — a short rental agreement, signed electronically in a few minutes from your phone or computer. Everyone staying at the property should be listed, and the primary renter must be 21+ with valid ID available on request. Booking through Airbnb or VRBO doesn't require a separate agreement.
Check-in & check-out
What are check-in and check-out times?
Check-in is 4 PM; check-out is 10 AM. Check-in is self-serve via the keypad on the front door — your unique code arrives three days before your stay.
Can I get an early check-in or late check-out?
It depends on the calendar around your stay — reach out after booking and we'll let you know what's possible.
What's the check-out process?
- Bag up trash from the kitchen and bathrooms into the outdoor bins (blue for recycling).
- Leave beds unmade and towels on the beds or in the bathrooms — a full linen service follows every stay.
- Start the dishwasher with any dirty dishes.
- Let us know about any minor damage.
- Lock doors and windows, and message us when you've left.
The house
How many people can stay?
Mulberry Pines comfortably sleeps 7 across three bedrooms: a king primary suite, a treetop loft with a king plus trundle twin, and a queen room — plus two full bathrooms.
Can we use the hot tub year-round?
Yes — the six-person hot tub runs all year at a steamy 100°+, and it's cleaned and serviced weekly by our property manager. Winter soaks under snowy pines are the house specialty.
What's the wifi like? Can I work remotely?
Ultra-fast wireless up to 900 Mbps, with two dedicated work desks. Video calls and streaming are no problem — we've worked remotely from here plenty.
What's provided — linens, toiletries, kitchen gear?
Beds are made with fresh linens; bathrooms are stocked with bath towels plus striped towels for the beach and hot tub, along with MALIN+GOETZ body wash, shampoo, and conditioner. The kitchen has everything a well-run household would — cookware, bakeware, cutlery, coffee maker — plus coffee, tea, and a stocked spice cabinet. Is there firewood for the fireplace and fire pit?
There may be some leftover firewood, but we suggest buying some at The SuperValu in Douglas (3 minute drive) or any of the convenience stores along Blue Star Highway.
Is there A/C, heat, and TV?
Central A/C and heat on a Nest thermostat, plus a portable A/C unit in the loft for the warmest weeks. Smart TVs in the living room, primary suite, and loft, with YouTube TV (85+ channels) and your own streaming logins. The whole-home Sonos system is controlled from the entryway tablet — indoors only, so bring a portable speaker for the yard.
Is there daily housekeeping?
Not included, but we can arrange a mid-stay refresh for an additional fee — just ask ahead of time.
Where do we park?
The long private driveway fits 3 cars — two in the parking area and one in front of the garage. There's no street parking on the main road. In winter, a plow service keeps the driveway clear and we shovel and salt to the front door.
House rules
Can I bring my pet?
As much as we love animals, Mulberry Pines isn't pet-friendly. We're happy to recommend trusted local kennels for your stay.
Do you allow babies?
Yes — infants, babies, and toddlers are all welcome. The house doesn't have baby-proofing in place (outlet covers, stair gates, cabinet locks), so please plan accordingly.
Smoking, parties, quiet hours?
No smoking anywhere inside (a minimum $500 deep-cleaning fee applies). The house isn't suitable for events, weddings, or parties — it sits in a quiet residential neighborhood. Outdoors, we ask guests to keep noise down between midnight and 7 AM.
Getting around
How far is the beach?
Douglas Beach is about a 20-minute walk through the neighborhood (or a 3-minute drive, 10-minute bike). Oval Beach — one of Condé Nast Traveler's top beaches in the world — is a 5-minute drive.
How far is downtown Saugatuck and Douglas? Can we bike?
Downtown Douglas is 4 minutes by car; downtown Saugatuck is 6 minutes. In summer we highly recommend biking — parking downtown gets tight, and it's only a 7-minute ride to Douglas and 12-minute to Saugatuck. Or take the chain ferry — about a 15-minute walk to the dock, then $2 per person across the river.
Where's the closest grocery store?
The Lake Vista SuperValu in Douglas is 3 minutes away for everything essential. Bigger runs: Meijer and Walmart in South Haven (~17 min) or Holland (~20–25 min), where you'll also find Target, Sam's Club, and Nature's Market for organic groceries. June through September, the Saugatuck Farmers Market runs Fridays 9–3 at the Saugatuck Center for the Arts.
Will we see wildlife?
Almost certainly. Deer wander the yard most late afternoons, wild turkeys pass through regularly, and rabbits, squirrels, and songbirds are constants. Drive carefully at night — the deer are active year-round.
Health & safety
What should we do in an emergency?
Always call 911 first. The Saugatuck Township Fire Department is a 5-minute drive from the house. Saugatuck doesn't have its own police department — emergencies are handled by the Allegan County Sheriff's Department.
What fire safety measures are in place?
Smoke and carbon monoxide detectors are in every bedroom and hallway, with serviced fire extinguishers in the kitchen, loft, and living room. Emergency exit routes are posted in the kitchen and loft, and the house is inspected by the Saugatuck Fire Department every year.
Where's the nearest pharmacy and hospital?
Saugatuck Drug Store downtown is about a 7-minute drive. The nearest 24-hour pharmacy (CVS) and the nearest hospital, Holland Hospital, are both roughly 20–25 minutes away in Holland. A first aid kit is in the front entryway closet.
What happens in winter weather?
A plow service clears the driveway and parking area, and we shovel and salt the path to the front door — a shovel and salt are on hand if you need them. Saugatuck and Douglas keep the roads well maintained.
